 GHWA Official: Woodlands Clubhouse Improvements To Begin May 27

GHWA ArticlesPainting of the Exterior Clubhouse and Pool Shed will begin on MAY 27 with pressure washing, followed by surface preparation and then painting. Weather permitting this should take approximately 10 days.

 GHWA Official: Important Reminder From Woodlands Environmental Committe


In an effort to encourage compliance with Covenant 9.5, in last month’s issue the Environmental Committee asked members to check their homes against the list below to identify any areas that may be in need of maintenance and to address these issues:

-Stained / Dirty TILE Roof s
-Stained, Dirty, or Peeling (Painted) Driveways
-Stained / Mildewed Exterior Stucco, Siding, or Paint
-Stained/Dirty Soffits
-Cracked Walls
-Broken Windows
-Dirty, Deteriorating or Crooked Mailboxes
-Torn Screens
-Dirty Pools

The Environmental Committee is giving its second notice that it will be citing the issues above as Violations of Covenant 9.5 in February.

If you have identified any of the issues above at your property, please take note and plan your maintenance accordingly before February to avoid a Violation notice.

If it is your decision to repaint your house or driveway, or to replace your roof, please be sure to submit an Application For Property Improvement prior to starting your project.

 GHWA Official: New Woodlands Office Hours

GHWA ArticlesNEW! Wednesday Evening Office Hours!

Starting this month (December), the Woodlands Office will be open on WEDNESDAY EVENINGS from 4P-7PM.

During the Wednesday evening hours you can register, pay accounts, purchase FOBS or obtain association documents. As always, you may also email the office for information, forms, and documents at gwoodlands@tampabay.rr.com.

Here is the GHWA OFFICE Hours Schedule:

Monday, Tuesday, Thursday, and Friday: 9:00 AM -12 Noon
Wednesday: 4:00PM-7:00PM

 GHWA Official: 2014 Woodlands Budget & HOA Dues

GHWA ArticlesThe 2014 Budget was approved at the November 20th Board Meeting. HOA dues for 2014 are $132 per Quarter.

Payment Coupons for 2014 Quarterly dues will be mailed to all residents. The first quarterly installment of $132 is due on JANUARY 1.

PLEASE NOTE: If you use Auto-Pay through your Bank, please contact them to ADJUST the payment amount to $132 per quarter ($528 for the year). And remember, due to new insurance requirements, the Association can no longer accept cash payments.

The EC Committee and Board Directors would like to thank the community of Gulf Harbor Woodlands for the recent efforts made by residents in the trimming of palm trees to owner lots. These efforts have made a big difference in how our neighborhood looks and will help reduce debris in the event of a storm or high winds.

As a gentle reminder, a number of homes in the community do not have visible house numbers from the road and/or numbers on the mailboxes. Please consider when time is critical and emergency response units are trying to locate your address, seconds can mean the difference between life and death. It is proactive and in your best interest to have your residence clearly marked.

The ideal location:


The number should be posted so that it is visible from both directions of travel.

Trees, shrubs or other decorations should not block visibility from the road.

Numbers - minimum Height of 3 “ high, placed at or near the front door within an effective range of the porch light and above eye level.

Numbers placed above garage doors are difficult to locate and should be avoided.

Contrasting colors to the house paint should be used.

Curb markings are nice, but are hard to see from a vehicle or at night.

At best any house numbers are better then none!


Do not use your mailbox as the only means of identification for your residence.

If your mailbox is not in front of your house or near your driveway, emergency responders cannot locate you if you do not have your house number on your house or on a post or sign in your yard.

Remember to mark your mailbox on both sides.

Numbers on the mailbox door may be great for your mail carrier, however, ineffective for emergency vehicles responding from either direction.

 GHWA Official: Florida DEP Woodlands Mangrove Trimming Update

GHWA ArticlesA meeting was held with the FL DEP regarding a complaint filed for unauthorized mangrove trimming in Andrews Creek.

The initial complaint was closed with no fines. The area that was trimmed was never included in the original map, however long time residents were able to provide photos and affidavits clearly showing that this area had been trimmed in the past.

The DEP inspected the area and it showed no signs of defoliation or trimming of large mangroves. The association has filed the necessary paperwork, including the input from the residents, to the DEP and we are awaiting their reply.

 GHWA Official: 1996 Mangrove Trimming and Preservation Act

GHWA ArticlesA notice was recently sent to all residents on Andrews and Jackson Creeks regarding Mangrove Trimming.

Both areas are considered a marine estuary that are protected by certain Florida statutes. We felt it was important to inform affected properties that GHWA has procedural requirements in place regarding mangrove trimming in order to maintain compliance with these statutes. Trimming of Mangroves on Andrews Creek or Jackson Creek requires approval from the Gulf Harbors Woodlands Association.

Applications for approval to trim Mangroves must be submitted on an APPLICATION FOR PROPERTY IMPROVEMENT and will be reviewed and approved based on compliance with the 1996 Mangrove Trimming and Preservation Act. Any cutting/trimming of Mangroves in these areas without the Association’s prior authorization and approval will result in the Association taking whatever action is available under local, state and federal laws. A copy of the Mangrove Act was included for the homeowner’s records. A copy will remain on file in the office for all applicable properties, so that whenever ownership / tenant changes occur a copy will be provided to the new residents with a signature of receipt kept on file in the office.
